April's Meeteing
Meeting minutes for 20 April 2024
Meeting started at 10 am.
Iris handed out copies of the financial report to those in attendance and the annual letter. Questions were addressed about different one time costs ,where money is to be saved.
Major point was that we are bringing in less than needed to maintain.
Motion was brought by Sherry Williams to raise dues to twenty five dollars a month. Tasha Johnson seconded this motion to bring a vote.

Yay has it and a new amount of $25 to take effect 1 July 2024.
After Looking at the Declaration of Covenants Conditions and Restrictions document. For an increase to be more than 5% you must have 2/3 of the members. Meaning we needed 51 homeowners to vote we only had 12. The vote for monthly dues to go to $25 will not go into effect from this vote.
Late fees were also brought up and a motion was passed for the board to research more and reassess the topic at next month's meeting.
Reminder to update information on the website and reconfirm the pool rules. Pool fobs maybe turned off for those 3 months and over behind on dues.
Meeting ended with everyone receiving a copy of their personal statement.
May's Meeting
Meeting Minutes for KGHOA Neighborhood Meeting 5/18/2024
Meeting started at 10 am.
7 Members present, so no quorum established. Therefore, no votes could be held.
OLD BUSINESS:
It was confirmed that at the last meeting our annual dues will increase to $25 per month effective July 1, 2024.
Late Fees were discussed, however, since a quorum was not established no decisions could be made. As a rule of thumb, the board has pursued legal action for those members over $500 behind. In addition, the board suspended key fobs effective June 1st for those accounts over 90 days behind. Currently, there are only a few accounts over one year behind. No decision about late fees could be made. The board will continue their past policies and suspend key fobs this year effective July 1st.
NEW BUSINESS:
The pool liner has had several holes that have been patched. A request was made by the president to get assistance to look into a cement or gunnite pool UNDERSTANDING that the cost would be tremendous, but we have to explore our options.
The pavilion and trees in the wooded area will (hopefully) be cleaned up over Memorial Day weekend. The plan is to create a small fire and little by little over the entire weekend, that the items will be burned away. We have to be careful not to create a huge fire and mainly smoke.
The grass contract is being re-worked to provide more detail within the contract itself. Hoping to execute a new contract for the new year that begins July 1, 2024.
We are in need of volunteers for the upcoming year to fill the position of Vice President and Secretary. IF you would like to step up, please contact Iris or Scott.
Hopefully effective June 1, 2024, we will be implementing a new system so that all members can see what their balance is with respect to HOA fees. Members should expect to receive an email with a link to their specific accounts. No one else will be able to see your balance. Quickbooks will be closed the last week of May to reduce that expense.

Behind in dues in Covenants shows 6% AYR
Budget:
How to cut due to increase in cost.
Increase in Lawn, Pool.
Must pay taxes, insurance, grass, etc.
May need to limit the time on how long the pool is open.
We will need to make budget adjustments.
Lawn Prices were from 2020, Having to get UpToDate with todays cost
RFP will be available for members to try and help get quotes for lawn service.
How do donations work? And Need a clear understanding of Proxy.
